So, you want to become a successful investor?

  • No mentor can claim to know everything about property investments. They should be focused and expert in one or two key wealth-generating strategies with their sole purpose to help you

  • But it’s not just about property strategies – you also need a change in mindset (thoughts, behaviours, attitudes, values). People go rushing off to the “weekend intensive” and then wonder why a few weeks later they haven’t progressed much. 

    I believe that a little bit of intensive activity followed by a constant drip effect of motivation, accountability, belief and building wealth through property education is required. Ultimately, the action taking belongs to you, the client and my role is to help you develop the most important aspect of mindset: SELF-DISCIPLINE

    This is best achieved 1:1 with a mentor you like and trust. I am your backup for the duration of the mentoring.

  • You cannot receive or do everything at once. You need to get educated in the RIGHT STRATEGIES for you one step at a time and make sure they are IMPLEMENTED*, and not just great knowledge, theory etc.

    *IMPLEMENTED strategy = GENERATING INCOME/WEALTH

  • Mentorship with me is for serious investors (or serious beginners) who know that it takes work and knowledge to become a super successful property investor. If you are willing to put in the effort, then my Mentorship will help you build your wealth from property.

THE STANDARD MENTORING PACKAGE

The standard mentoring package is designed to fit into your needs and the way you work but will ensure that you get the right focus, right goals, right property plan, right strategies and right systems (fit for purpose) to help you develop your property business.

What it covers

  • Basics of property investing and mindset (“your inner and outer world”)

  • Coverage of all investment strategies with a particular focus on cash flow from a buy-to‐let portfolio

  • Deal analysis to maximise your learning

  • Evaluate cash‐flow strategies e.g. HMOs, Advanced LHA and Ret2Rent/Lease Options

  • Financing your BTL investment

  • Rental Research and getting a good understanding of the lettings business

  • One day F2F with the mentor covering BTL, analysing properties online and undertaking financial analysis. Having an intensive day with the mentor re‐enforces and accelerates your learning

Duration

The duration of the standard mentoring program is 1 day at the investors location, regular Zoom calls and ongoing support over a 6-month period (“fair usage” email WhatsApp support during a 6-month period).

The HMO mentoring package

By the end of the mentoring, you will have very thorough knowledge and insight into buying and running an HMO in your area of interest. 

If you totally commit and make a real effort during the mentoring, you may have acquired your 1st HMO (assuming a suitable property has been located).

What it covers

  • Overview of the HMO sector

  • Different models of HMOs tenancy to ascertain the best one for you

  • How to Source the ideal HMOs; Financial analysis of HMOs

  • Visiting and viewing HMOs and making offers

  • Developing systems to manage the HMOs (including advertising, vetting)

  • HMO legislation to make sure you get it right

  • Provision of the necessary paperwork to run HMOs successfully

THE LHA STRATEGY MENTORING PACKAGE

Conceptually and practically, learning about the housing benefit sector in general and the LHA strategy, in particular, is time-consuming BUT can be lucrative in terms of maximising the rental profits.

I have a number of mentoring package which will suit different learning styles with different levels of support/cost. These range from a digital product which will be send to you weekly as six modules (or you can choose to receive them all at once) all the way working with me 1:1 over a 12-month period. By the end of the mentoring, you will have thorough knowledge and insight into buying and running LHA strategy properties in your area of interest.

What it covers

 THE DIGITAL PACKAGE INCLUDES:

  • BTL Basics

  • The basics of welfare benefits

  • The housing benefit market

  • An understanding of the LHA (housing benefit) system and rates

  • Deep dive into Universal Credit including screen recordings of UC application, direct payment application

  • An in-depth analysis of how LHA strategies can be applied to maximise profits

  • Guidance on sourcing suitable properties

  • Guidance on viewing suitable properties and making offers

  • Developing systems for marketing, procedures for vetting and property management - all forms, templates provided

  • Support and provision of  paperwork to maximise rents and getting direct payments - all scripts/letters provided

Duration

The LHA strategy mentoring program varies from a 8-modular digital package ONLY, right upto to working 1:1 with me for 12 months (which will include the modular digital package and regular 2-weekly calls as required plus “fair usage” email/WhatsApp support during this period).
